Our oldest existing company was established in 1991. Later, it was divided and two new companies were established - Kontrakting s.r.o. and Silpro s.r.o. Kontrakting is now called I.K.S. s.r.o. The roads may have parted, but the joy of a well-designed and carefully built home remains. Today, we design buildings for you exactly as you have dreamed.

Our technical director Ing. Juraj Pečeňanský is a certified designer of energy-passive houses. We assess each prefabricated house in terms of building heating technology, building acoustics and radon protection. We strictly ensure that all fire safety principles are complied with in the proposal.
Our company is the holder of the quality mark, which is awarded by a commission appointed by the Association of Wood Processors of the Slovak Republic with an independent professional guarantee of the Technical University in Zvolen.
With the quality mark, we prove to our customers that in the process of design, preparation and implementation of prefabricated buildings, we follow all standard procedures and implement works in comprehensive quality.
In agreement with the builder, we perform Blower door tests, which prove the required airtightness of the packaging structures of buildings, and which tell a lot about the quality of implementation.
The test results are usually in the range of n50=0.30 - 0.40 /h, which significantly exceeds the required value of n50= 1.0/h for low-energy buildings, or n50= 0.6/h for buildings built in a passive standard.
We design, manufacture and assemble custom-made houses. We do not create hundreds of “catalog” solutions, even though it is very tempting from the point of view of corporate economics. We strive to design houses for our customers “without compromise”. Building a family house is a lifetime investment for most builders and deserves a special approach.
The land for the construction of the house, the location itself, wider relationships, orientation to the cardinal points, the builder’s family, their needs and way of life are unique in combination. The architect’s individual approach will allow you to generate a project that is optimal in its solution and respects all requirements.
What is important, the optimal size often saves the builder considerable funds. In the end, each square meter of usable area costs approximately € 1,650.
With compromise catalogue solutions, the builder can spend several tens of thousands of euros unnecessarily. It is almost always significantly more than an individual project solution from an experienced architect costs.

We adapt the scope of delivery to the customer’s requirements – we can only supply the structure, build a rough construction, a holodom or a turnkey house.
We are a partner of our customers and we do not want to limit them in any way. According to their needs, we will design and manufacture the entire house, or just its structural parts. For example, trusses, walls, walls with thermal insulation, ceilings. If the customer is interested in assembling these structural parts himself or by an entity designated by him, we will supply the assembly documentation.
Of course, we also offer comprehensive turnkey deliveries of houses. Very often, the customer is interested in the rough construction (load-bearing structure of the house) together with the construction of the roof, including the roofing, and the other structures are already finalized at his own expense.

CLT panels (cross laminated timber) are an excellent construction material, environmentally friendly, coming from permanently renewable resources.
CLT panels are an ideal structural solution for the construction of family houses. Although they require more time for production preparation, they significantly reduce the time needed for the construction itself.
The column structure is the most widely used system for the construction of family houses. It allows you to create a diffusion-open as well as diffusion-closed structure. It has many variants depending on the materials used and it is possible to construct even the highest quality solutions from it.
Other construction systems are also often used for the construction of single-family houses. The skeleton of the building can be created from glued laminated timber, from other structural panels, e.g. the Lignotrend system, or from non-traditional materials.
The Ecococoon system is well-known, which uses a subtle wooden structure specially filled with straw as a thermal insulator.

The construction company Kontrakting was recommended to us by the architect Mr. Lehocký.
The preparation before the construction took place without major complications. Communication was transparent and even when a problem arose during construction, we were always able to solve it.
I very much appreciate the communication that Kontrakting had with other suppliers (windows, ventilation, blinds). They were able to exchange technical information and also set the exact time of assembly.
Not once did we notice any downtime or chaos on the construction site.
The implementation went according to plan, the building material was delivered on time, as well as the assembly work.

I decided to choose Kontrakting as a supplier of the rough construction of our wooden house after a thorough examination of the market of companies dealing with wooden houses.
I held in my hands a study of the house according to my ideas and I knew that I wanted a diffusion-open system. This significantly narrowed down my choice and under the given conditions, Kontrakting was an obvious choice – from the first conversations, I had the feeling that I was talking to experts in the field with a serious approach to me as a customer.
It is a stable company with many years of experience and a strong design team, willing to fully adapt to the investor’s ideas, and this is still not a matter of course in Slovakia. Until then, I had mainly encountered companies based on one person and the offer of several catalog houses.
I was also satisfied with the assembly of our house itself – everything went according to the set schedule of work with acceptance protocols after each phase of construction. There were also complications, as probably on every construction site, but these were solved to my complete satisfaction. The installers proceeded exactly according to the production and assembly documentation, so I had no reservations about the implementation or the materials supplied when handing over the finished shell construction. The quality of the work performed was also reflected in the airtightness test, which I later had done by another contractor.
