We bring you another post from our series This is how we built. This time it is a family house in Liptov, which stands on a sloping plot. The architectural solution as well as the construction itself were not easy to plan or implement, but that makes the result all the more interesting and effective. The clients are extremely satisfied with the result and are happy with their unique house.
As part of the Staviame z dreva.sk portal, we were approached by a middle-aged couple. They brought sketches of a log farm house to the meeting with the question of whether we could build such a house. The budget for this implementation was €120,000.
Their land was quite complicated. On the plot there is an east-facing slope of a hill, at the foot of which there is a building plot immediately adjacent to the local road. The configuration of the plot already excluded a single-storey house.
We persuade every builder who simplifies the preparation for construction by choosing a house from the catalogue to focus on an individual solution. His significant investment does not need compromises, but a unique solution for the layout and construction on the land in such a way that it fulfills his ideas and effectively uses his money. He himself deserves it.
We offered two studies to the clients. Each was designed by a different architect. Logically, both of them placed the house higher up the slope and laid it with the front part on the concrete ground floor. The ground floor was originally designed as a carport, but later the owners decided to close it. The usable area of the house was thus increased by about 47 m2. It was a tax for a not entirely suitable plot of land and a requirement to have a living area on one level. To this must be added the area of the garage of 39 m2, which was originally supposed to be a shelter. The cost of building a cellar sunk into the slope was above the planned budget. The second alternative, the author of which is Ing. arch. Michal Barčiak, can be viewed here.
After choosing an architectural design, the builders fine-tuned the solution with the architect and let themselves be carried away by the idea of a more comfortable house with more rooms. We stopped them on a living area of 200 m2 . If we wanted to move within the original budget of the residential part, we had to return to the alternative of 125 m2.
This was followed by implementation, production and assembly documentation under our direction. The installation took place in the winter months of 2013/2014. The couple then completed the house on their own for about 20 months.
Our greatest reward was a phone call from the owner after two winters spent in their new house. She wanted to thank us for dissuading them from building the house from the picture they brought to the first meeting. The house we built suits them in all respects and they are grateful for its low-energy standard, thanks to which the cost of heating in the valley in the north of Liptov is about 7 m3 of wood per year.
